If you are searching for a home and the 2016 Blizzard has interrupted your plans, don’t fret. Essentially you need 45 days to close a transaction due to the new TRID rules, however, 45 days is not so different from the days prior to TRID or TILA-RESPA Integrated Disclosure Rule, the very definition leaves all of us with a curious head tilt. You know the one you get when listening to a teenager who has a lot to tell you. Or possibly your pet when you speak in a squeaky voice that you think he will somehow better understand.

 

 

 

 

TILA is the Truth in Lending Act of 1968

RESPA is the Real Estate Settlement Procedures Act of 1974

TRID is a combination of both to create an Integrated Disclosure Rule

 

All of the alphabet soup is intended to protect the public. Your private data, your interest rate, your mortgage payment, your payoff amount even what you agreed to pay your real estate professionals should be private. Agreed.

 

There are a few hitches requiring additional disclosure which can trigger a delay of a few days. You should consult your lender and title company for specifics because, just like our Maryland weather,the forecast is subject to interpretation. Although everyone will remain within the law, one may turn left and if the temperature drops you may have a little more or a little less accumulation of days, or snow, depending on your particular situation and location.

HA! Indeed Diane...no showing for a couple days eh? Trid has added some excitement...we are doing 2 walk throughs...one after the home inspection items were to be fixed...in time to get any problems resolved because of TRID...then another walk through a few hours before settlement.
