Is your home ready for a showing? Once you’ve decluttered your home, made necessary repairs, and hired the right Realtor to represent you, you’re ready to start showing your property. Before you open the doors of your house to potential buyers, there are three things you should do to prepare your home and yourself for a successful showing.

1. Manage the ambiance and neutralize odors. Make sure that the smell of your house is neutralized, especially if you have pets. When buyers come into your home, even the faintest smell matters, so ensure you have your pets out the day before. You can also bake cookies in the oven for a fresh, natural smell. However, avoid using artificial air fresheners like Febreze or Glade plug-ins because they can be overpowering, and some buyers may be sensitive to those smells. Depending on the season, adjust the temperature of your house to make potential buyers more comfortable—turn on the air conditioner during summer and turn the heat on during the winter.

2. Timeframe. Showings can happen anytime, so always be prepared. You want to be as scarce as possible during this time. Pro tip: Consider storing extra clothes and items in plastic bins and putting them under your bed to minimize clutter and make quick clean-ups. Some buyers living out of town or in the area might want to see your home at night on short notice.

3. Last-minute curb appeal check. First impressions always matter. Make sure your home looks appealing. Mow the lawn, trim the bushes, and remove any weeds. Keep your driveway clean and keep stuff like bikes, kids’ stuff, or lawn equipment in the garage. You can also add a fresh welcome mat to make your home look inviting. Finally, remember to wipe down your doorknob for a polished look. The goal is to make potential buyers say, “Wow, look at the outside of this house.” That’s how you capture them.
